TAPAL AND TEA PLANTATION.
Tea is a crop of wide adaptability and grows in a varying range of climates and soils in various parts of the world. Commercial tea plantation Is founded as far north Georgia and as far south as Argentina at altitudes ranging from sea level in japan to more than 2000m in Kenya. However the following factors of tea plantation must be ensured before any decision of its commercial plantation is made;
1.      Climate. Annual rainfall above 1000mm.
                          Air temperature: 12c - 30c.
2.      Soil. Ph value ranging from 4.5 to 6.5.
3.      Labour. Cheap and adequate.
ATTRACTIONS.
Tea plants takes 3 to 4 years before it comes into production, once established, it remain productive fro well over 80 to 100 years. In addition to this, the crop has several other important attractions as compared to other traditional crops.
1.      It is highly remunerative crop and no major cash crop in the world can compete it in net-return per unit area.
2.      Being a highly labour intensive, it generates a lot of employment opportunities for rural folk.
3.      Covering the ground vegetatively it provides protection against soil erosion.
4.       It brings culturable waste land under productive use.
5.       After processing it provides the world s cheapest form of beverage.
6.      Being a non-palatable crop to animals, it requires minimum care and protection against grazing animals.

HISTORY OF TEA.
In 2727 B.C Chinese Emperor Shen-Nung was boiling drinking water when a few leaves of a wild tea tree blew into the royal bowl. He discovered that the leaves imparted a delightful flavor to his water; and so it became his favored drink.
It is probable that tea was first cultivated in China, though it is possible that people in Thailand and Burma have used it for as long as the Chinese have. The China tea plant was taken to Japan in about AD 800, where it was regarded as a medicine for several hundred years, until green tea was developed to become a popular beverage. Tea was introduced into England, as a gift from the British East India Company, in about AD 1660 and to rest to Europe soon thereafter.
By the end of the 19th century, China still supplied the bulk of the world’s tea. In 1886 it exported 136 million kg, of which 77 million kg went to Britain; while India produced 40 million kg. But within a few years India moved ahead of China in world trade. Ceylon (Shri Lanka) emerged as a tea producer in 1867 and Java (now part of Indonesia) in 1878.
Today traditional tea growing countries of China India, Indonesia, Sri Lanka and Japan have been joined by many others in South America (Argentina, Brazil, Peru, Ecuador) and Africa (Kenya, Uganda, Tanzania, Malawi, Rwanda, and Mozambique).

HISTORY OF TAPAL TEA.

The journey of Tapal's remarkable success is the combined efforts of three dynamic generations of the Tapal Family. In 1947, Tapal started out as a family concern under the personal supervision of its founder, Adam Ali Tapal.
Against tough competition Adam Ali's unique blend, later named Family Mixture, became a hot favourite and eventually the largest selling brand in the unorganized tea market. From this auspicious beginning, Tapal moved from success to success introducing tea brands to suit every taste and pocket, sold from its retail outlet in Jodia Bazar, Karachi. The quality of Tapal teas soon became legendary and people from all parts of Karachi started lining up at the outlet to purchase tea. For their convenience, tea distribution was initiated to retail outlets around the city. The company continued to grow under the management of the founder's son, Faizullah A. Tapal.
Today Tapal Tea is managed by the founder's grandson, Aftab F. Tapal. After studying abroad, Aftab Tapal returned to Pakistan to introduce professional management and unique production ideas to the business. A well trained tea taster and tea connoisseur himself, Aftab Tapal introduced new tea concepts and developed a wide range of tea blends catering specifically to the tastes of people throughout Pakistan. His progressive outlook resulted in giving further strength to the foundation of quality laid by his family.
Making a modest beginning over half a century back, today Tapal has become the largest, 100% Pakistani owned tea company in the country. It has modern tea blending and packaging factories, warehouses equipped with state-of-the-art equipment and a team of highly dynamic professionals headed by Aftab Tapal himself.

PRODUCT NAME: TAPAL TEA (PVT) LTD.
                                                    Our project is about Tapal Tea. We start research on Tapal from next month. We deeply study the whole process of their production and selling how they produce and how they introduce their product among consumers.
Now some introduction about its background. Tapal is the first Tea producer company in Pakistan and first these start research  on Tea in Pakistan. Tapal is combined efforts of three dynamic generations of the Tapal family. The Company continued to grow under the management of the founder’s son, Faizullah A Tapal, In 1979, the Tapal Tea (Private) Ltd. was incorporated and managed by the founder’s grandson, Aftab F. Tapal. In Tapal Tea, the first mechanized Product unit was commissioned and production started in 1979.

Conclusions and Suggestion

                                    From our above observation we have observed that interest rate that UBL take from its customer is very high due to that reason less advances are take place in that specific area. Secondly the mortgage rate is also very high that affects negatively the advances loan of the UBL limited. Third minimum amount that united bank-limited offer is very high for that specific area that is minimum amounts 1000000. This is not a industrial area so it has a negative impact on the united bank limited. 
The interest rate and mortgage is responsible for creating problem for UBL in our projects. We know that population is district Mansehra is belonged to poor and middle class.they are not able to pay heavy interest rate and nor able to deposits heavy mortgage in the bank. Majority of the people have small business in this area and their monthly income is not high to pay such a interest rate and deposit such high mortgage rate in the Bank, and in this area many people take loan for non business purpose such as building house, making marriage.
So bank should reconsider his policy according to income of people in this area.bank should decrease  his  interest rate and  mortgage rate for doing good  business in the area.

We study the specific problem in in practical or natural environment and we see that there is relationship exit between rate of interest and advances loan and there is relationship exist between mortgage rate and advances loan.

Experimental design

                                                The setting, which shows the interest and external validity of a research, is called research design. In we see the affects of an independent variable on the dependent variable we create the different level of the independent variable and the see what will happen with dependent variable.
Commonly the interest rate from UBL official is 16.50% now we decrease this level and then see its affect on the dependent variable advances loan.
First of all we suppose that interest rate is 12.50% then we will see that more people will take loan from the UBL because of reduction in interest rate.
Then we decrease it upto 10.50 then we will see its possible affects on the advance loan
                                    We decrease the interest rate upto 6.50% and then observed its possible affects on the advances loan.
From the setting we observed that when we create interest rate 6.50 % then more loaning take places
                                    Secondly mortgage rate for the taking advances from the UBL is that is  you want to take a loan of  10,000 then  you have to deposit security of 15,000(mortgage rate),so if we decrease this amount the it will positive impact on the advances loan.that people will take more loan from the UBL.
